Overview

I am seeking interested parties who would like to fund joint ownership of land which will be divided into 5 acre allotments for private / exclusive use AND having a share in a larger communal care & appreciation parcel of land.   The final purchasing structure and entity is to be finalised after suitable legal advice to ensure the best model to protect everyone in the group for their land ownership.

The anticipated share holdings will be between 10 and 20 share holdings (each with a 5 acre lot private entitlement).

I’m looking for a suitable land for sale within reasonable reach of Brisbane (no more than 3 hours drive from the Brisbane CBD).  This will make this investment suitable for those with ties to Brisbane (family or otherwise) but still want a property to be able to visit regularly while also being suitable for those who wish to live on the property on a more permanent basis.


Target Investor

The proposal is aimed on individuals, couples or families of all ages (diversity is healthy and welcome).  The property being sought is for those interested in nature, conservation,  camping, self-reliance, off-grid living and general a spot to get away from the “rat race” on a semi-permanent or more permanent situation.

The emphasis of this community will be on living lightly and sustainably on the land seeking primarily to invest in the NATURE and diversity of the property with new natural plantings.  Clearing on communal land will be strictly limited and only as agree by a vast majority for proposals that may bring benefit to the whole community.

The idea is to create a very natural location in which to camp and enjoy getting off grid on a place you can call your own (your own private lot of 5 acres) PLUS much land to explore and enjoy as part of a small shared interest community.

By combining resources a small group of us can come together to get a much larger property to enjoy more than any individual could attain on their own without a much more significant dollar investment. 


The Property

The property will need to have running water, dams, spring or other reliable source of water for the private use needs of all owners. 

The size of the property is important as we need a property with suitable space and variety for the 5 acre allotments along with a large parcel of land as a natural reserve for shared appreciation along with land suitable for collective farming and / or other uses desired by the community as a whole.


How Much money will be required?

Until a final property is decided upon this is has not been finalised obviously.  However, I’m looking for interested parties with ready access to up to $30,000.

Currently I am in negotiation on a very suitable property in the northern rivers region of NSW that is 2.5 hours drive from the Brisbane CBD.  This property is very suitable and would require an investment of $30,000 each for 15 to 16 shareholders. I hope to have a further update on this property with details to share by end of June or early July.  Until I have progressed further on negotiations on the property I don’t wish to give out more specific details as I’m obviously trying to secure it for this investment proposal.   I can say that the property is large enough in that it has space for 5 acres for each shareholder, sufficient water for the personal use of all shareholders and approx. 180 acres for shared communal appreciation.

The investment of $30,000 each would see sufficient funds for individuals to have private use land, communal land and a communal fund for purchasing legal, surveying, reasonable land improvements or alterations or order to bring this dream to fruition along with some shared land management equipment.

Of course the above property may fall through but that doesn’t in anyway reduce the project objective as a whole to source a suitable property and see this project through to success.  As we move forward with meetings and details we will have a collection of individuals ready to move on the right property as it comes available.


When will Money be required - Anticipated timeline for Property Purchase

I am looking for individuals with access to $30,000 at hand available within a reasonably short period of time.   As soon as a suitable property is confirmed then once we have a collective group of individuals on the same page ready to go the purchase will be made ASAP.  

I would ideally like to see a contract in place within 3 months (by end of September 2020) if all goes well and settlement completed before the end of this calendar year (2020).  This is the current target.


Who is this investment NOT for?

Those seeking to buy land primarily for commercial reasons (large scale farming), animal agriculture, hunting or gun use.  The desire is for this land will be a sanctuary and place of solace - not a place to feel on edge.

This will not be suitable for those not willing to work with a small community with regards to communal decision making and those always needing to have their own way on everything.   More about the focus and ideals for the community will be drafted over time as our community grows.  However, the over-arching focus is to create a relaxing getaway or near permanent home in nature with peace and quiet for all shareholders.

You will have questions.   I have created a website to share everyone’s questions to ensure everyone is across questions that have been asked and answered.  And if not asked yet your questions and feedback will be most welcome and in fact sought after.

I’m also keen to start fortnightly meetings (or otherwise as required) to be held in Brisbane so that interested parties can come together and “suss” each other out, ask and hear joint questions and answers and generally progress and bring this dream into a reality.

Do I need to pay any money up front to secure my investment?

While that day will come, nothing is being asked for up front or at this time.  Any moneys collected will be kept in trust with a solicitor under formal agreements and arrangements to ensure it is managed and decisions to be made with spending of this money being done in a clear and open way to ensure trust and good will of all investors is always maintained.

This is not a scam of any kind.  It’s the bringing together of financial and other resources of a group of individuals to achieve a common goal.  No more, no less.
